Rowland Acquires 36 Acre Site in Worsley

Rowland Homes is delighted to have completed the purchase of the final phase of the Mosley Common development from Kellen Homes, working with Peel Land. Completing on 1st April 2026, the deal will see Rowland Homes bring forward the development of around 229 homes for market sale on City Road in Worsley, reinforcing Peel Land and Kellen Homes’ commitment to delivering high-quality, sustainable, mixed-use communities.

Peel Land secured Outline planning consent for the Mosley Common development of up to 1,044 units in 2024 and subsequently partnered with Kellen Homes. The delivery of the final phase by Rowland Homes represents the culmination of a transformational project that will set a benchmark for placemaking in the area, combining thoughtful design with a strong emphasis on sustainability, connectivity and community wellbeing. The scheme will deliver extensive areas of publicly accessible open space, high-quality landscaping, dedicated play areas, and measurable Biodiversity Net Gain alongside key highway improvements and significant Section 106 contributions. This scheme is a testament to Peel Land, Kellen Homes and Rowland Homes’ commitment to supporting local infrastructure and enhancing the wider community.

Jonathan Pickthall, Rowland Homes Land Director, commented: “We are extremely proud to have secured this important site, which represents a fantastic opportunity to deliver a flagship, high-quality residential development in Greater Manchester. The location is exceptional, offering a strong green setting, excellent connectivity via the guided busway, and convenient access to the established amenities of Worsley.

This development will exemplify our commitment to creating sustainable, well-designed communities that stand the test of time. We are now progressing our Reserved Matters application and look forward to commencing development in 2026. This acquisition underlines our continued confidence in the region and our ambition to deliver distinctive, high-quality and highly desirable developments that provide long-term value for residents and communities alike.”

Michael Nuttall, Associate Estate Director, Peel Land, said: “This disposal marks another key milestone in the delivery of the Mosley Common proposal, which will bring quality new homes to help meet Wigan’s housing needs, alongside improved infrastructure and community facilities. We look forward to seeing this scheme delivered with our public and private sector partners.”
