On this page we explain how new homes are built including the key stages of the construction process.
Once the foundations have been laid and the external drains have been completed, it’s possible to see the footprint of your new home and visualise how it fits into the development.
With the foundations of your new home firmly in place, it’s time for the build to rise above ground. Stage two marks the start of the brickwork, as the walls take shape and you begin to see your new home come to life.
Once the walls reach roof level, you’ll see the final shape of your new home take form, including the position and layout of the windows.
The addition of the timber frame that supports the roof of your new home is a key step in the new build process. At this stage of construction, you will have had the chance to order your options and extras, to tailor it to your needs.
Finishing the roof means that your new home is structurally complete! Tiles will be in place, and you will be able to see your home properly.
First fix is the hidden stage of construction. At this stage, the essential structural, mechanical and electrical work is installed and concealed within the walls, floors and ceilings, ready for plastering and finishing
First Fix takes place before the insulation and plasterboard is fitted and includes:
Once the first fix is complete, we will invite you to take a tour of your new home so you can see it for real.
Second fix is the finishing stage of construction, where the visible and functional elements of your new home are installed following plastering. This includes connecting the previously installed pipes and cables to their final fixtures and fittings.
At this stage, your new home starts to feel complete, with the finishing touches bringing each room to life. Second fix prepares the house for decorating and includes the following:
Once the second fix is complete, woodwork and walls will have been painted, and the options and extras you ordered for your home will have been installed.
The final step in the process of building your new home is the final check from the NHBC inspector so that it can be signed off as complete. Once the final inspection has been carried out, our Sales Executive will be in touch to arrange your home demonstration and to agree a moving in date.
