First Time Buyer FAQs for New Build Homes

Buying your first home is an exciting milestone, and for many first-time buyers, a new build home offers a modern, energy efficient and low-maintenance option. However, the new build buying process can feel unfamiliar at first - from deposits and reservation fees to warranties and snagging inspections, understanding the process can help you feel more confident every step of the way.

 

Here’s our guide to the most common first time buyer questions about purchasing a new build home.

 

1. What is a new build home?

A new build home is a property that has never been lived in before. This may be a recently completed house or a house that is still under construction.

 

2. What are the advantages of buying a new build home?

New builds come with several benefits:

  • Energy efficiency: Lower energy bills,* thanks to modern insulation and appliances
  • Low maintenance: Everything is brand new, so fewer repairs early on
  • Customisation options: Depending on the stage of construction, you may be able to choose certain kitchen and bathroom finishes, fixtures or upgrades with the help of your Sales Executives.

3. How much deposit do I need?

Typically, first-time buyers need at least 5%–10% of the purchase price. However, this can vary depending on your mortgage lender and financial situation.

4. Can first time buyers use government schemes on new build homes?

Depending on current government initiatives and lender criteria, first time buyers may be eligible for schemes and incentives that can help make home ownership more affordable, including selected offers from Rowland.

5. What does “buying off-plan” mean?

Buying off-plan means purchasing a property before it’s built. You’ll typically:

  • Reserve the property with a fee
  • Exchange contracts within a set timeframe
  • Then sit back and watch your home take shape with regular updates on the key stages of construction from your Sales Executive.
  • Buying off plan allows you the opportunity to personalise your options on your new home

 

6. What is a reservation fee?

A reservation fee is an amount of money you initially put down to secure your new home for a set period of time, whilst you arrange a mortgage and progress the necessary legal paperwork required to allow exchange of contracts. This fee will then be offset towards your deposit. 

A reservation fee (typically £500) secures your chosen property for a limited time, while you arrange your mortgage and legal paperwork.

7. What additional costs should I budget for?

Besides your deposit, consider things such as:

  • Solicitor fees
  • Stamp duty (if applicable)
  • Mortgage fees
  • Survey fees
  • Moving costs
  • Furnishing your new home
  • Flooring for your new home

8. How long does the process take for first time buyers?

Typically, you have 6 weeks to exchange contracts from the point of reservation. Completion of your new home depends on the build stage at the time you reserve your home, this is something your Sales Executive would talk you through but typically can range from 2- 6 months.

 

9. What is a snagging list?

Although new build homes are inspected throughout construction, you will be invited to carry out a pre completion inspection before moving in. This offers you an opportunity to highlight any minor issues or defects in your new home, which Rowland will address within an agreed timescale.

 

10. What warranties come with a new build home?

All homes from Rowland come with a Buildmark Warranty designed to protect against certain structural defects and issues. Typically, the first two years are covered by our warranty period and we’re responsible for putting right any defects or issues that don’t meet NHBC’s high standards. After this, years three to ten provide  Buildmark cover for damage caused by defects in specific structural parts of the home, giving buyers added peace of mind long after moving in.

11. What happens on completion day?

On completion day:

  • A home demonstration will have been carried out before or on the day of completion by the Site Manager
  • Your mortgage funds are transferred to Rowland and the home is now owned by you.
  • You will receive a call from your Sales Executive to inform you that your home has now completed and the keys are now yours to collect
  • You can move into your new home!

12. Is buying a new build right for me?

A new build is ideal if you:

  • Want a modern, energy-efficient home
  • Prefer minimal maintenance
  • Like the idea of a blank canvas.
