What is Buying Off-Plan?

Buying a home "off-plan" means reserving and purchasing a property before it's been built. You typically do this based on documents, such as architectural plans, brochures and digital renderings. It’s a common route for buyers of new build homes: especially when looking to secure the best plot or to personalise the finishes of your home.

 

How Buying Off-Plan Works

When you visit a new build development, not all the houses are built at the same time. Normally the development is split into phases, with different plots being built after each other. This allows residents to start moving into their homes while work continues elsewhere on the site.

At the Marketing Suite of a development, you will be able to view Show Homes and see the overall site plan of which houses are being built in which plot. Buying off-plan means choosing one of the plots which may not already be under construction.

If you decide to buy off-plan, you will pay a reservation fee and be given an estimated timeline for the build.

Why Buy Off-Plan

There are several reasons why people choose to buy their new home off-plan:

  • You can choose the perfect plot for you, ensuring the ideal location, orientation, and garden size. Even if a plot hasn’t yet been released for sale (on a later phase of the development), you can still place an ‘early bird’ reservation to ensure you’re the first in line when the plot is released

  • You also have more options when it comes to personalising your new home, such as being able to select your prefered kitchen style and bathroom finishes, up until the roof structure is erected.
