What do They Mean in Your New Build Home?

First Fix vs Second Fix

One of the most common questions we hear from buyers is “What’s the difference between first fix and second fix?” These two key stages mark important milestones in the build process. Understanding the difference between the two can help you follow progress with confidence.

What is First Fix?

The first fix stage includes all the essential internal work that happens before plastering. It’s the part of the build where the structure and services are installed: everything that goes behind the walls and under the floors.

This includes:

  • Electrical wiring and socket back boxes
  • Plumbing pipework and drainage systems
  • Stud walls and internal partitions
  • Staircase structures and door linings.

At this point, your home is taking shape behind the scenes. It’s a crucial phase that ensures all systems are correctly positioned and ready for the next stage.

What is Second Fix?

Once plastering is complete, the second fix begins. This is where the visible features of your home are installed and finished: bringing the space to life.

This includes:

  • Connecting electrical fixtures like lights and switches
  • Installing sinks, toilets, bidets and baths
  • Fitting internal doors and skirting boards
  • Final plumbing connections
  • Painting and decorating.

This is the stage where your home starts to look and feel complete, with our attention to detail ensuring a high-quality finish throughout.
