Case Study 1: The Tiger, Leyland
Number of Units: 12 apartments and 4 mews properties
Previous Use: Derelict public house
Overview:
Rowland transformed this previous 'eyesore' which, subsequent to its closure, had blighted an otherwise popular residential area, at a busy intersection close to the centre of the town.
Formally the site of the 'Leyland Tiger' public house, this whole development from acquisition of the land to final completion took only twelve months from start to finish.

Case Study 2: City Space, PR1
Number of Units: 40 contemporary city centre apartments
Previous Use: Derelict city centre offices
Overview:
Previously known as Grace House, this was an intriguing project combining refurbishment of a large Grade II listed town house, and the integration of contemporary 'city' style apartments.
Remarkably, Rowland bought this site unconditionally and without planning consent, with contracts exchanged within just seven days.
The first scheme of its kind in Preston city centre was very much a triumph as part of it's regeneration policy, and also for creating a new living environment in keeping with the character of the conservation area the property was set in.

Case Study 3: The Mariners, Lytham
Number of Units: 36 apartments
Previous Use: Builders yard
Overview:
Tucked away in the quiet seaside resort of Lytham, The Mariners has created a new community in an area once devoted to light industrial activity. Renowned for its famous 'Green' and leafy avenues, this was a unique opportunity for residential development right in the very heart of this compact and highly respectable area.
Although it had outline planning approval, this semi-derelict site had several stipulations that had to be met. The biggest issue was the site didn't abut the adopted public highway.
Rather than withdraw from the tender process, Rowland worked closely with the planning and highways departments of Lancashire County Council and Fylde Borough Council and through on-going consultation a satisfactory conclusion was reached.

Case Study 4: Farington House, Leyland
Number of Units: 6.5 hectares of mature woodland
Previous Use: Derelict social club
Overview:
Set amongst 6.5 hectares of mature woodland, on the fringes of the town, Farington House is a Grade II listed building which has been painstakingly restored to its former glory, and now become the corporate headquarters for Rowland themselves.
Dating back to the 1830's, Farington House has robustly stood up to the test of time, weather and even recently during the refurbishment programme, arson!
Working closely with local architects, planners and English Heritage, Rowland has transformed this building into a piece of architectural heritage to be treasured and enjoyed by many more people for years to come.
