A: In a nutshell, Powermove 100% is a 100% mortgage, enabling you to buy your new home with no deposit and benefit from the best range of mortgage products. You take out a 75% mortgage with Halifax Bank of Scotland, Rowland provides the remaining 25% mortgage on an interest free basis for the first five years.
Q: Does this mean Rowland owns part of my house?
A: NO - the property is 100% yours. This is not a shared ownership scheme. The aim of Powermove 100% is to empower you to buy the home of your dreams by funding a quarter of your mortgage.
Q: What is the interest rate on the 25% after the first five years?
A: After the interest free five year period, a nominal three per cent APR will be charged.
Q: When do I have to repay the 25% mortgage with Rowland?
A: The 25% is repayable when you sell your home, or within 10 years, whichever is sooner. You can also choose to repay the 25% in full, or in part at any time.
Q: If I make improvements to my property, will I have to pass on 25% of its Increased value to Rowland?
A: NO - when you come to sell your home, the market value is less any improvements.
Q: What if the market value of my property decreases?
A: In the unlikely event your property decreases in value, you pay Rowland 25% of its market value at the point of resale - even if this is less than the original purchase price.
